The Adani Group, through its subsidiary Adani Properties Pvt Ltd (APPL), has emerged as the highest bidder for the ₹36,000 crore redevelopment of Motilal Nagar in Goregaon, Mumbai, according to a report by PTI. This marks the conglomerate’s third major urban redevelopment project in Mumbai, following the high-profile Dharavi slum cluster redevelopment and the acquisition of a 17-acre land parcel in Bandra Reclamation.
Motilal Nagar Redevelopment Project Overview
Motilal Nagar, one of Mumbai’s largest housing redevelopment projects, spans 143 acres in Goregaon West. The Maharashtra Housing and Area Development Authority (MHADA) had designated the project as a ‘special project’ to be executed through a Construction and Development Agency (C&DA). Given MHADA’s limited financial and operational capacity, it sought private-sector involvement to ensure the project’s feasibility.
Adani Group Wins Bid Over L&T
Adani Properties Pvt Ltd secured the redevelopment contract by offering 3.97 lakh square meters of built-up area to MHADA, surpassing its closest competitor, Larsen & Toubro (L&T), which bid for only 2.6 lakh square meters. This significant difference in offered built-up area played a decisive role in Adani’s victory.
A Letter of Allotment (LoA) will be issued to the Adani Group soon, following clearance from regulatory authorities and stakeholders.

Rehabilitation and Development Plan
The project aims to rehabilitate a massive number of residential and commercial units, along with slum tenements, under existing redevelopment policies. The breakdown includes:
- 3,372 eligible residential units under MHADA
- 328 eligible commercial units
- 1,600 eligible slum tenements as per the 1971 Slum Act
The redevelopment plan will modernize Motilal Nagar with enhanced infrastructure, green spaces, commercial zones, and improved connectivity to major transport hubs in Mumbai.
Dharavi Redevelopment Project Update
In parallel with the Motilal Nagar redevelopment, the Adani Group is also spearheading the ambitious Dharavi Redevelopment Project, a ₹3 lakh crore investment aimed at transforming Asia’s largest slum cluster into a modern urban hub.
SVR Srinivas, the CEO of the Dharavi Redevelopment Project, announced that:
- The master plan for Dharavi’s redevelopment will be finalized within a month.
- A comprehensive tenement survey is currently underway and expected to conclude in the coming months.
