In a major push towards participatory urban planning, the Lucknow Development Authority (LDA) has launched a public demand survey to plan and construct high-rise residential apartments across four prime city locations — Gomtinagar, Gomtinagar Extension, Aishbagh, and Basant Kunj. The objective is to ensure that the housing projects reflect the actual needs, preferences, and aspirations of citizens from various income groups.

According to Prathamesh Kumar, Vice-Chairman of LDA, the move is aimed at providing quality, affordable, and modern housing that balances both essential facilities and contemporary lifestyle features.

Citizen Participation to Shape Housing Design

The survey, which has been made available online for easy access and transparency, allows residents to offer suggestions on:

  • Number of bedrooms per flat (1BHK, 2BHK, 3BHK)
  • Lifestyle expectations and housing typologies
  • Desired amenities such as:
    • Green spaces and landscaped gardens
    • Children’s play zones
    • Adequate parking for two- and four-wheelers
    • Community centres and recreational halls
    • Water conservation systems
    • High-speed lifts and power backup

Strategic Locations and Land Allocation

The proposed housing projects are to be constructed on government-owned land parcels across four well-connected localities:

  • Viraj Khand (Gomtinagar): 4.1 acres
  • Gomtinagar Extension: 3.6 acres
  • Mill Road, Aishbagh: 3.97 acres
  • Sector-J, Basant Kunj: 8.4 acres

These locations have been selected due to their proximity to major city zones, as well as access to road infrastructure, public transport, schools, hospitals, and commercial hubs.

Modern, Inclusive, and Sustainable Housing Vision

The LDA’s new initiative is part of a larger vision to promote inclusive, sustainable, and future-ready urban development. By incorporating feedback directly from citizens, LDA aims to create housing that not only meets basic needs but also caters to aspirational living standards.

“This participatory model reflects the LDA’s shift toward a more responsive and inclusive development framework,” said Vice-Chairman Prathamesh Kumar. “Our aim is to ensure that the homes we build are aligned with what the people actually want — not just in terms of layout, but also with regard to lifestyle amenities, environmental considerations, and community building.”

Long-Term Impact

With housing demand rising in Uttar Pradesh’s capital, LDA’s citizen-driven approach is expected to set a precedent for future real estate developments in the state. By involving citizens in the planning stage, the authority is taking a proactive step towards transparency, accountability, and demand-based planning — critical factors in building trust in public housing projects.

This initiative is expected to also streamline approvals, reduce design revisions post-construction, and ensure higher satisfaction and faster occupancy rates when the projects are ready for possession.
